The buyer was BD Palisades Holdings LLC, an affiliate of Black Diamond Capital Management, the investment firm that already owned the debt on the property. It was the only bidder.
Here is what actually happened, because a mall "selling for $175 million" can sound more dramatic than it was. Black Diamond effectively bid its own loan: the $175 million figure matches the starting bid set in the foreclosure action, recorded on a Foreclosure Action Surplus Monies Form, and with no competing bids the credit bid transferred title. For scale, the property had been valued at $463.4 million in earlier assessments, so the auction price captured how far the mall's value has fallen from its 1990s peak.
What this means for residents is less about the price and more about what does not change. The mall remains open and operating, with its remaining anchors, the ice rink, the cinema and the restaurant tenants running on normal schedules. Ownership changes at the lender level rarely close a mall outright; the bigger question is what the new owner does with a four-story building that has roughly a quarter of its footprint vacant since JCPenney, Lord & Taylor and other anchors left.
